Selling Your Home At Lake Texoma – What You Need To Know

Lake Texoma area pictureSo you’re thinking about selling your home at Lake Texoma?  A few things to ponder while you’re making those decisions… Who to hire to sell your home?  What price do you offer your home for sale?  Any improvements needed?

When deciding which Realtor to hire to market your home, consider many factors:  is this person an area expert.  Is this person the area expert in my particular area… We all know Realtors – you probably go to church with a few, work with someone whose wife is a Realtor and the list goes on and on.  It’s easy for all of us to hire the first Realtor that comes to mind – but it may not always be your best move.  Hire the agent who is an expert in your area, hire the one who you know is moving property when other Realtors are complaining about a slow market.  Find out what their marketing tactics are – if their marketing tactic is the toss it into the MLS – you might want to continue looking.

What price should I offer my house for sale for?  You need to take a long hard look at the comparables in your area.  Don’t just go with the Realtor that gives you the highest price quote for your house.  We can all tell you that your home is worth 2 million dollars (because that’s what you want to hear), but you need to be educated on what the market really looks like.  Ask for comps, it paints a very exact picture of where you should price your home.

Any improvements needed?  When living in our homes we tend to learn to look the other way about improvements that our home needs – the stain on the carpet, the scuffed up walls…. A prospective buyer has several homes they are most likely looking at when they look at your home.  They will be comparing your home to the several other homes they have just looked at.   So far in the process of getting your home sold you have:  Hired the RIGHT Realtor so your home is being marketed to it’s fullest potential, you alongside your wonderful agent have priced your home so that it is competitive with the other homes in it’s price range….now they walk into your home and find that you have really made your home ready to show…You have clean carpets, bright lights in the fixtures, the paint looks immaculate, your lawn is mowed, your home is tidy — you have now set yourself up to be at the very top of that buyer’s list of homes.  You have done absolutely everything you could have done to bring in a buyer.
